What kinds of buildings do you tear down?
We tear down houses, cabins, mobile homes, barns, garages and sheds. Old stores and small commercial buildings come down too, and so do fire or storm damaged structures. Our house demolition work can take out the slab or the foundation when the job calls for it. We talk through bigger commercial jobs case by case.
Do you tear down mobile homes?
Yes, single wide and double wide mobile homes and manufactured homes. We tear the home down and clean up the pad, the skirting, the steps and the old block piers. Mobile home demolition leaves the lot ready for a new home or a new pad.
Do I need a permit to tear down a house?
Ask the inspections office for the county or town where the house stands. In Cherokee County, that is the county's Office of Building Code Enforcement. The state's asbestos rules for demolition come from the Health Hazards Control Unit. Our demolition permit guide covers both.
What has to happen before a building comes down?
You have the utility shut off power and gas first. The public lines get marked through NC 811, and state law calls for that notice three full working days ahead. NC 811 does not mark private lines, like a power line to a barn, so point those out to us.
How does pricing work?
Every job gets its own price after we look at it. The size of the building and what it is made of matter most. Taking out the slab adds work, and so does a steep lot. You get the quote in writing before any work starts.
What happens to the debris?
Our dump truck hauls the debris off, and we clean up the site after the tear-down. The same goes for brush and stumps from a clearing job. If you want a can for your own cleanup, a dumpster company rents one.
Can you get a lot ready for a new house?
We clear the brush and small trees off the lot and pull the stumps. Then we cut in the driveway and grade the house pad. A retaining wall can hold the pad on a slope, and hydroseeding covers the bare ground. State law calls for an approved erosion and sedimentation control plan before more than one acre is disturbed.
Where do you work?
We are based in Murphy and take jobs across the tri-state area. In North Carolina, that takes in Andrews, Hayesville, Robbinsville, Franklin, Highlands, Cashiers, Bryson City, Sylva, Waynesville and Brevard. In Georgia we work around Blue Ridge, Blairsville, Ellijay and Young Harris. In Tennessee we work around Copperhill and Ducktown.
Are you licensed and insured?
Yes, Sanders Contracting is licensed and insured. We are a licensed contractor in North Carolina.
