Site Development · Murphy, NC

Level house pads and driveways cut into mountain lots

You have a lot and a house plan, but the ground slopes and a truck can't get in. Site development fixes that. Sanders Contracting builds house pads and cuts in driveways on lots around Murphy, North Carolina. We also dig the footings or the basement, so the builder starts on level ground.

We take site development work around Murphy and across the far western counties of North Carolina. A large excavator handles the heavy cuts, and a small one works the tight spots. Our dump truck hauls off extra dirt and rock. If brush and trees still cover the lot, land clearing comes first.

What does site preparation include for a new house?

Site preparation starts after the lot is cleared and the house corners are staked. The driveway usually goes in first, so trucks can reach the house site. Then we cut and fill the pad to the grade on your plans.

Next comes the excavation for the foundation: footings for a crawl space or a full basement hole. We finish by shaping the ground so rain runs away from the pad. When we leave, the builder has a level pad and a driveway up to it.

Septic systems, wells, paving and concrete are separate trades. We leave the ground graded and ready for them.

Cut and fill for house pads on sloped lots around Murphy

Cut and fill means digging into the high side of a lot. That dirt then builds up the low side. When the cut and the fill balance, little dirt has to be hauled in or out. The fill goes in by layers, and each layer gets packed before the next one.

Soils with a red clay subsoil are common in these mountains. One of them, the Hayesville series in the federal soil survey, was described from a road cut near Hayesville. A tall cut in clay needs a plan to hold it. The bank can be laid back at a gentle slope, or a retaining wall can hold it.

The state's erosion control law limits how steep a graded slope can be. The slope has to be one that plant cover or other erosion controls can hold. Slopes left bare need ground cover or other protection within 21 calendar days after a phase of grading ends. We can follow the dirt work with hydroseeding on the new banks.

Foundation excavation and driveway cuts on mountain lots

As the excavation contractor, we dig footings and basements to the lines on your house plans. Dirt from a basement hole can often go back as fill on the pad. The concrete work that follows is a separate trade.

Before any digging, the lines get marked through NC 811. State law calls for notice at least three full working days before digging starts. The utilities mark their own lines, but private lines go unmarked. Point out your well line and septic tank, plus any power or propane line to a barn.

A driveway on a mountain lot has to climb without washing out. We cut it to an even grade and shape it to shed water into a ditch. Then it is ready for stone or paving, and paving is a separate trade.

FAQ

Site Development Questions, Answered

Common questions about site development around Murphy and the rest of the tri-state area. If yours is not here, call or text and ask.

Call (828) 342-1467

How much does site development cost?
Every lot is different. The slope, the amount of dirt to move, rock, the driveway length and the hauling all set the price. We look at the job and put the quote in writing. Call or text (828) 342-1467 to set that up.
Do I need a permit to grade my lot?
Under the state's erosion control law, disturbing more than one acre takes an approved erosion and sedimentation control plan. The plan normally has to be filed 30 or more days ahead and approved before work starts. A creek classified as trout water also gets an undisturbed buffer at least 25 feet wide. Your county or town permit office can tell you what else your lot needs.
Do I need a permit for a driveway onto a state road?
A driveway to a single home usually needs no state permit. The NCDOT district office can still require one, for example over a safety or drainage problem. A driveway for a business needs the permit. The district engineer's office answers that question for your road.
Can you tear down an old house and build the new pad?
Yes. Sanders Contracting is a demolition contractor in Murphy, and house demolition is part of our work. The old house comes down, and the debris goes out in our dump truck. Then we cut and fill the new pad to your plans.
Should I get the septic permit before the house pad?
It helps to have it first. Septic permits come through the county health department. Under state law, the building permit for a house on septic waits on that septic approval. The tank and drain field take up room, so their spot shapes where the pad can sit.
